Sale of Hardwick property, 23 June 1853


The following details are taken from the auction sale catalogue kindly loaned by Mr & Mrs C. Bond. There were 24 lots in the sale. Lot 1 was in Fen Ditton and Cherryhinton (sic); Lot 2 in Chesterton; Lot 3 in Impington; Lots 4-7 in Hauxton; Lot 8 in Harston; Lots 9-14 in Hardwick; Lots 15-16 in Toft; Lot 17 in Comberton. Lots 18-24 comprised valuable land and buildings in Cambridge, bounded by Magdalene Street, Northampton Street and the River Cam, and including a Vinegar Brewery and Mustard Factory as well as residential properties. Only the Hardwick lots are detailed here.

Land areas are given in acres, roods and poles (abbreviated A., R., P.). 1 acre = 4 roods = 160 poles. The metric equivalent is 4047 m2 (4.047 hectares). Copyhold was a form of landholding defined as a "holding at the will of the lord according to the custom of the manor", in this case the Manor of Hardwick. All copyhold land became freehold land in 1926, though the lords of manors retained mineral and sporting rights.

Hardwick

LOT 9.

The NEW FARM upon the Road leading to Toft, comprising a new and most substantially-built Brick-and-Slate FARM HOUSE, containing two Parlours, six Bed Rooms, Kitchen, Dairy and other Offices, and a good Cellar, Double Barn, Granary, Chaff House, open Sheds, Cow House, Piggery, Chaise House, Stable, and four Bay Cart Shed, Hen House, Wood House, and a capital inclosed Farm Yard, and Well of good Water. The Farm Buildings are admirably constructed for convenience, and are all covered with Reed; also at a short distance therefrom is a Brick-fronted Double Tenement, with Outbuildings and Gardens for Labourers; together with sundry inclosures of Arable and Pasture Land, the whole containing together 185A. 2R. 33P.,as more fully particularised in the Plan herewith annexed, of which 79A. 3R. 33P. are Freehold, and the residue Copyhold of the Manor of Hardwick.

Apportioned Land-tax, £5. 3s. 0d. Apportioned Quit-rent, £2. 2s. 0d.

This Lot is in hand, with the exception of 56A. 3R. 28P. (No. 7 on Plan) now included in Mr. Howlett's Lease, which will expire at Michaelmas, 1855, and upon which an apportioned Rent will be fixed at the time of Sale; and sold subject to the covenants contained in the said Lease.

This refers to the farm now known as Asplins Farm, and the surrounding land. The Plan is not reproduced here, but is titled "Part of the Hardwick Estate known as The New Farm". The land is mostly bounded on the south by the Toft parish boundary, on the east by the Comberton parish boundary, on the north by field boundaries which approximately follow the 59m contour (roughly half way between Asplins Farm and the Port Way), and on the west by the Hardwick-Toft road. No. 7 refers to the arable field in the northwest corner of this area. The Tenement mentioned is the roadside building now called Halfway House.

LOT 10.

All that FARM HOUSE (divided into three Tenements) with Yard, Barn, Stable, and Premises, together with several inclosures of Arable and Pasture Land, and small Plantation, now in the occupation of Mr. Hodson, as yearly tenant, and contains 68A. 0R. 24P., of which 50A. 1R. 22P. are Freehold, and the residue, including the site of the Buildings, Copyhold of the Manor aforesaid; as fully particularised in plan herewith annexed.

Apportioned Land-tax, £2. 11s. 6d. Apportioned Quit-rent, 7s.

This refers to the cottage now known as 1 Kings Road and the land to the east as far as the Comberton parish boundary. The public footpath and Port Way bridle road to Cambridge are shown, as are the plantations now known as Redbrick Plantation and Starve Goose Plantation. Click on the map for a larger version.

LOT 11.

The RED BRICK FARM -- which comprises a well-built Brick-and-Slate House, warm Farm Yard, two large Barns, Stable, Granary, Cow Lodge, Cart Hovel, Pigsties, and Hen house; also contiguous, Five substantially-built Clunch-and-Slate Cottages and Gardens, together with the several inclosures of Arable, Pasture, and Plantation Land, the whole containing 195A. 2R. 25P. as more fully described in the Plans herewith annexed, of which 188A. 1R. 7P. are Freehold and the residue Copyhold of the Manor aforesaid.

Apportioned Land-tax, £6. 6s. 1d. Apportioned Quit-rent, 4s. 4d.

The above Farm is on Lease, with other Land, (till Michaelmas, 1855, to Mr. John Howlett, with the exception of Nos. 12, 13, 14, 15, and 16, in plan; comprising 9A. 2R. 9P. on lease with other lands to the late Mr. Porter Paine, until Michaelmas, 1855, and upon which an apportioned rent will be fixed at the time of Sale; and sold subject to the covenants contained in the said lease.

Lot 12.

WALLIS'S FARM -- Comprises a substantially-built Brick-and-Slate farm House and Yard, on which are two large Barns, Cart Horse Stable, Cow Lodge, Piggery, and Granary, together with the several inclosures of Arable, Pasture, and Plantation Land, in a ring fence, and fully described in the Plans hereto annexed, containing 271A. 3R. 31P., of which 26A. 2R. 30P. are Freehold, and the residue Copyhold, all of which is let on lease, with other land, to the late Mr. Porter Payne, till Michaelmas 1855.

Land-tax, £9. l0s. 4d. Apportioned Quit-rent, £5.

LOT 12A.

A Valuable Inclosure of Old PASTURE LAND, called Church Close, together with the Bake House recently built thereon, containing, lA. 2R. 3P. (more or less) of which lA. 0R. 15P. are Freehold, the residue Copyhold of the Manor aforesaid, as fully described in Plan herewith annexed.

Apportioned Land-tax, 1s. Apportioned Quit-rent, 4d.

A pencil annotation indicates that this lot was occupied by John Gifford. In ink is recorded that it was bought by Mr J Hodson for 95 guineas.

LOT 13.

A range of Four new-built Brick-and-Slate COTTAGES, with Outbuildings and Gardens, adjoining the last Lot, occupied by Bond and others, at rents amounting to £14 per annum (landlord paying rates), containing 0A. 3R. 2P. -- Freehold.

Apportioned Land-tax, 1s. 6d.

A pencil annotation indicates that this lot was occupied by Messrs Bond, Bond, Pendzeck(?) and Kester. In ink is recorded that it was bought by Mr J Hodson for 187 guineas.

LOT 14.

Another range of Four new-built Brick-and-Slate COTTAGES, with Gardens adjoining, and adjoining the last Lot, occupied by Shareman and others, at rents amounting to £14 per annum (landlord paying rates), containing 0A. 2R. 26P.-- Freehold.

Apportioned Land-tax, 1s. 6d.

A pencil annotation indicates that this lot was occupied by Messrs Shareman, Newman, Longstaff and Holmes. In ink is recorded that it was bought by Mr J Hodson for 165 guineas.
